Making a house into a "HOME" is the job of a talented DESIGNER and ARCHITECT.
Creative lighting, featuring key design elements combined with the right props & furniture composition is the job of a skilled PHOTOGRAPHER.

There are two ways a property can be photographed depending on your final application needs:
Option#1: Simple real estate ads and basic documentation purposes. $350/ 1/2 day - $850/day
This requires no additional lighting, props or assistants. Properties are photographed "AS IS" and shot during ideal NATURAL lighting conditions, (early morning and late afternoon), to capture the most details in featured style elements. Estimates are based on the time involved to shoot the number of interior rooms and/or exterior angles. If you haves several properties we may be able to shoot more than one location in a day depending on travel distance. Images are rough edited and copied onto a CD containing both high resolution files,(for prints) and low resolution files (for website and e-mail). No major retouching is involved.
Option#2: High-end, exclusive “Architectural Digest” quality. $1500/day
* INCLUDES COMPLETE MASTER DIGITAL RETOUCHING OF ALL IMAGES:Color enhancement, deleting certain elements, (i.e. retouching dead grass or trees, chipped floor tiles, ugly plug outlets etc..) or cloning certain elements like lighting sconces, or bushes to fill an empty space. HOME FACADE: Notice red curb, missing lighting along wall, telephone wires and uneven trees, upstairs right window. HOME POOL: notice white sand bags beneath hammock, missing plants along wall and left of hammock, and other unnecessary odd elements. Each image was slightly color enhanced and took approx 2 hours to retouch.
These photo shoots requires many lights, props, assistants and careful planning. Prior to the shoot production day we will schedule an extensive walk-through of the property with the designer. Elizabeth will make notes of the number of rooms, featured detailed items, necessary props, natural light direction, and special lighting equipment needed. Together we will discuss the "feel" you would like to convey. This appointment may take several hours and is included in the fee.
As an artist, Elizabeth Etienne is known for her trademark, sensuous, elegant lighting techniques. The right lighting is the key to everything!! Inside or outside, modern contemporary or shabby-chic country, lighting sets the mood and emotion for beautiful design. Too much direct, glaring, blown out light can kill ambiance and give the room a look of a doctor's office! Specific lighting can feature key items, fabrics, or architectural angles both inside the home and outside. A digital camera is tethered directly to a lap top computer screen so we can see instantly each image AS IT IS SHOT! This enables us to make the smallest adjustments, (move camera angle, change lighting, move furniture), and guarantees you will get what you see. There are no surprises. Photo assistants help with props, moving furniture, adjusting lighting equipment from room to room so we can shoot more quickly. I shoot with the latest, fastest and best equipment available (I’m a technology freak!) and guarantee stunning magazine portfolio quality images!
High resolution images will also enable you to blow-up images LARGE for impressive, professional, office gallery displays!
HOW DO YOU DETERMINE HOW MUCH TIME IS NEEDED TO SHOOT A PROPERTY & HOW DOES IT WORK?
We will meet at the location and do a walk-thru of a property and discuss what elements you would want highlighted or featured. I will note any featured close-ups, details, additional props, existing lighting, (both natural and artificial), and what time of day natural light will fall through the windows. I will also note equipment & gear I will need including a lighting & diffusion kit. I will explain what elements can be digitally removed or cloned (remove burned out grass, light switches and other unflattering elements or adding a lighting where there is none but there will eventually be). From here I determine how long it will take me to shoot the job and can provide you with a clearer estimate. If you have several homes to shoot I can give you a group discount overall. Once a date is set for the shoot and contract estimates are signed a 50% deposit is required to secure this date. The balance is due on the shoot day.
